Lerner and Tower Start Residence Inn at Dulles Airport

Lerner Enterprises and The Tower Companies are pleased to announce the
start of construction of a 151-suite Residence Inn by Marriott in Dulles,
Loudoun County, Virginia. The hotel will be jointly developed by Lerner
Enterprises and The Tower Companies, both of North Bethesda, Maryland and
will be operated by Marriott International of Washington, D.C. The hotel
will open in the fall of 2005 and will be known as the Residence
Inn-Dulles Airport. Located three miles from Washington Dulles International Airport at Route
28 and Waxpool Road (Route 625) in Dulles 28 Centre, the Residence
Inn-Dulles Airport will be within minutes of Dulles’ technology corridor
and many area companies, including America Online, EDS, Cisco Systems,
Xerox, MCI and many others. The Residence Inn-Dulles Airport offers guests
convenient access to the Washington Metropolitan Area’s largest business,
retail and leisure centers, including, Tysons Corner, Dulles Town Center,
Reston Town Center, Leesburg and Washington, D.C. In addition, it is just
a short distance away from the new National Air and Space Museum’s Steven
F. Udvar-Hazy Center located at Washington Dulles International Airport.

The Residence Inn-Dulles Airport is architecturally and environmentally
designed to resemble an upscale residential complex and is purpose-built
to extended-stay travelers. The architect for the project is Gordon &
Greenberg Architects of Cabin John, Maryland. The general contractor will
be Herman/Stewart Construction of Lanham, Maryland.

The hotel will offer one and two bedroom suites and oversized studio
suites. Some of the unique room features include:
