A contemporary homage to Greek life on the island of Kos
Taking its name from the ancient Greek word for summer, Theros All Suite Hotel embodies the essence of Mediterranean living, rooted in the heritage of Kos and guided by the ancient Greek ideals of philoxenia and Ef -Zin: a life well and beautifully lived. Owned-and-run by the Mastrominas family, guests are welcomed into their home and are invited to become guardians of the island, leaving as part of the extended family.
A world away from Kos as it is known, Theros is a serene adults-only retreat and true antidote to the pace of modern life. The all suite hotel is framed by stone walls, creating a secluded enclave whilst nodding to the traditional Aegean ‘chora’ villages. The architecture reflects the duality of Greek life creating both private sanctuaries and vibrant communal spaces. The design, by Ilias Mastrominas, of the award-winning studio Mastrominas Architecture, celebrates the island’s natural beauty with a contemporary twist. Interiors follow a neutral colour palette, with local stones and rough-hewn timber balanced by sleek straight lines and marble accents. All 88 suites have private outdoor space, many with olive trees from the family’s olive grove, hot tubs or private pools. Throughout the grounds are Greek and Mediterranean plants, and medicinal and aromatic herbs used by Hippocrates for their healing properties, whilst jasmine and frangipani scent the air, paying homage to nearby Kos city’s beautiful gardens.
At the heart of the property, a flourishing vegetable garden, known as a Bostani, supplies some of the fresh produce to the kitchens, creating a true soil-to-soul experience. The dining concept at Theros is an ode to the traditions of Greek cooking. MAZI Mas is an elevated fine-dining restaurant, curated by Executive Chef Alexandros Charalabopoulos and Head Chef Harry Reisis and conceptualised on the philosophy of shared experiences and togetherness. The menu is guided by the seasons, local land and those who cook from it. Highlight dishes include traditional vegetable briām, kakaviā fish soup and moussaka with local spices and kefalotyri cheese.
At Parea - the Greek word for a group of friends - the open space overlooking one of the pools, creates a lively atmosphere for all-day dining. Here, the menu encourages guests to adopt the Mediterranean way of life and share simple fresh produce, mezze-style, with dishes such as Kīma octopus salad, Katimēra cheese pie and Hilopītes Greek pasta. Each restaurant is complete with a bar, serving an extensive Greek wine list and creative cocktail and non-alcoholic menu from day through night, alongside relaxed pool-side dining.
Days unfold slowly at Theros either by one of the two swimming pools, Aesthesis and Euphoria, surrounded by cypress, olive and lemon trees or from the private sanctuary of a guest suite. A short stroll from Theros is the pristine protected beach of Kos which, come August, welcomes sand daffodils.

Equally rooted to the island’s heritage, wellness is inspired by the ancient Greek concept of wellbeing, Ef-Zin, and the legacy of Hippocrates, who was born on Kos. Ef-Zin Wellness opened in 2025 and is home to the first L’Occitane spa in Greece, bringing natural and organic products to Theros. Signature treatments incorporate Greek healing practices, with herbs from the gardens complementing L’Occitane products. Rituals extend beyond the treatment menu to offer a holistic experience encompassing organic tea ceremonies in the relaxation room. Meanwhile, a fully-equipped gym overlooks the bostani which surrounds the outdoor calisthenics equipment and a boxing sack. Daily yoga classes are also available from a shaded rooftop with views across Kos’ landscapes.
Eco-consciousness is woven into the DNA, with traditional local architecture providing the inspiration. Native species, bioclimatic design, responsible water management and environmentally conscious technologies ensure Theros exists in harmony with its surroundings. Olive trees support local biodiversity and every design decision reflects a commitment to preserving the beauty of Kos for generations to come.
