Sunterra Corporation announced today that it has entered into an agreement
with Seaside Enterprises to affiliate its Beachside Village resort, a
26-unit property located on Cape Cod in Falmouth, Massachusetts, with Club
Sunterra.

The developer, Robert Reposa, a well-known and respected developer in the
New England region, will begin offering Club Sunterra memberships to the
Beachside Village resort owners within the next 30 days.

Andy Gennuso, CEO of Sunterra USA, said, “This new affiliation, reaffirms
the commitment to our members in expanding our network of Club Sunterra
destinations. The addition of the Beachside Village, marks the 10th new
Club Sunterra resort added to our portfolio in the last 12 months.”

Club Sunterra members will be able to make reservations into Beachside
Village starting in the fall of 2004.

In addition, Robert Reposa and Sunterra have entered into an agreement
allowing Seaside Enterprises the rights to market and sell Club Sunterra
products through the development of off-site sales offices in the greater
Boston area. The first office, located in Braintree, MA, is scheduled to
open mid March 2004.

Gennuso commented, “This new agreement is the launch of a long term
strategic initiative to partner with other developer and sales and
marketing organizations that are interested in affiliating with and
developing off-site distribution centers selling the Club Sunterra
product.”
