The Hilton Garden Inn Phoenix Midtown is part of Phoenix City Square, an approximate 900,000 square foot mixed-use commercial office complex that includes the hotel, retail, and the Sports Club at City Square, a 35,000 square foot full-service health and fitness facility. The entire complex is owned by City Square Associates, LLC, a partnership between the Praedium Group (New York) and Pacific Realty Advisors (Phoenix). The hotel is operated under a license agreement with Hilton Inns Inc., the franchising subsidiary of Beverly Hills-based Hilton Hotels Corporation. The hotel is also managed by Hilton Hotels Corporation.

The hotel opening represents the end of a two-year planning and development process, which involved the conversion of the Lexington Hotel to a Hilton Garden Inn.
The ownership`s development strategy was designed to reposition the hotel and, ultimately, enhance the overall appeal of the City Square master plan. Considering ownership`s overall development objectives, as well as the characteristics of the marketplace, the selection of the Hilton Garden Inn brand was considered a perfect fit. As asset manager for the owner, Warnick & Company oversaw the repositioning strategy, brand selection, deal structuring and negotiations. Warnick & Company is a consulting, investment banking and asset management firm specializing in lodging and recreational real estate. Jonathan Nehmer & Associates provided design and project management services.
A seven-story structure, the Hilton Garden Inn Phoenix Midtown features all of the guest facilities and amenities popular within the Hilton Garden Inn brand including a Pavilion Pantry(R) with a selection of refrigerated, frozen and microwaveable packaged items and sundries; the Great American Grill(R) restaurant offering freshly prepared breakfast, lunch and dinner; a comfortable lounge area with a television and fireplace; a 24-hour complimentary business center; and an onsite guest laundry facility. In addition, the hotel offers nine meeting rooms with more than 7,500 square feet of technologically-advanced, flexible meeting space.
Guestrooms are spacious and include a hospitality center with a microwave oven, refrigerator, and coffee maker; a sitting area with an easy chair and ottoman; a hairdryer and iron/ironing board.
